J&Co shared key documents at the June 4 hearing in front of the City Council’s Planning and Development subcommittee

To evaluate a development and provide input, it’s important for the community to understand the details of what is proposed to City boards. These are the documents shared by J&Co to communicate their intentions for their land at the southwest corner of Edgell and Edmands Road.

Fiscal impact analysis— This financial analysis was prepared by the developer and has not been independently verified by the City.

Nobsot 357 Unit Concept slide deck—This J&Co slide deck shows the proposed build-out of the site, as well as the steps they’d like to pursue. Keep in mind that a concept of this kind may be altered as it moves through the permitting process with Planning Board. Also, if J&Co were to sell the land to another developer, the plan could be scrapped and a new one proposed.

The zoning, not the concept plan, determines maximum units per acreage.

Draft re-zoning language — J&Co drafted language for rezoning the land, proposing 15 units per acre, the same density that was proposed for MBTA Act rezoning in 2024. Any rezoning must be approved by a vote of City Council.
