Nobscot Village Design Guidelines
The Nobscot Village Design Guidelines (NVDG) document was compiled in 2016 with input from the Nobscot community through public meetings, conversations, and previous studies. The guidelines were adopted by the City in 2018. They articulate the design preferences expressed by the Nobscot community as a future redevelopment guide for the community.
The Nobscot Village Design Guidelines do not apply to the 30-acre parcel southwest of the intersection that is currently under consideration for development. Due to community opposition in 2016, the parcel was not included in “village zoning,” despite efforts by the Town Manager and Planning Board to rezone. The existing one-acre zoning was maintained.
The purpose of the Design Guidelines is to provide developers with clear guidelines and expectations specific to Nobscot Village prior to filing an application for a permit. The intent is to encourage new investment that will provide a strong sense of community while ensuring that enhanced walkability and connectivity are emphasized.
